Dubai’s Hi-Tech Futuristic 7 Star Apeiron Island Hotel


This is Dubai’s US $350 million project, it’s the hi-tech and futuristic 7 star Apeiron Island Hotel.

This is one of the most impressive futuristic luxury hotels I have ever seen, I am not sure how much it will end up costing to stay their but do not expect cheap in the price.

The Dubai Apeiron island hotel is designed by Sybarite Architects and will feature an underwater restaurant, an art gallery, a spa, 438 suites and 28 floors.

The Apeiron Island will be 300m from the coast of Dubai and the top two floors of the hotel will even feature a temperature-controlled butterfly jungle with tropical species…how cool is that.

AAA Appraisers launches the Eclipse Tower in Dubai


A development arm of AAA International Group, AAA Appraisers, yesterday launched the $200million Eclipse Tower in Dubai Jumeirah Village.The project, which covers a gross built-up area of 350,000 square feet, with an additional 55,000 square feet of retail space, will also feature a sky golf course.

"This is a record of sorts. Dubai has never experienced a sky golf course, featuring bunkers, water hazards and pioneering water management system that maintains the golf course with minimal wastage of water," said Ebrahim, the General Manager of AAA.

The project also introduces another new concept in Dubai, wherein, the moment investors buy an office in the tower, they will be able to move into a fully furnished office. In the normal course projects, on the other hand, businesses will have to wait for two to three years before the keys of their office are handed over. The company aims to introduce a paradigm shift in the realty industry this way.

Featuring high standard modern amenities that promote both convenient and professional business standards, it also includes options for relaxation after the hectic working hours. The officer offer stunning views of the canal within the Jumeirah Village South, while the five high-speed elevators carry employees to their respective offices in a fast and comfortable manner. The golf course in the tower is the first-of-its-kind to be built in a commercial office tower in Dubai, which offers clients and businessmen a unique working environment.

Ideally located amongst the major roads in Dubai - the emirates road and Al Khail Road, the commuters no doubt will be benefited from the new metro too, which links the Dubai International Airport to its new residential development. Construction of the project is likely to commence by end of September 2008, and will be complete by end of 2010.

Abu Dhabi Municipality announces unique EMERALD GATEWAY Project


The Abu Dhabi Municipality has announced the unique, prestigious Emarald Gateway Project, worth Dh.7 billion dollars, being developed in partnership with the private sector. The project will be located along the main highway Coast Road, right in between the Abu Dhabi International Airport and Abu Dhabi downtown, through a main artery highway that leads to the city.

The development comprises 88 Towers, which will be developed on either sides of a 3.5 kilometer segment on the Highway. The Site has all the necessary potential to develop into a high-end residential and hotel destination.

The Abu Dhabi Municipality got the Master Plan for the project, tailor-made by KEO International Consultants. The plan was recently approved by H.H. Sheikh Mohammed Bin Zayed. In one look, the plan puts before us a powerful vision for "green" residential communities, besides including hotel complexes and a business park.The Emerald Gateway rather than being just a development, also takes into consideration the community level desires and national level aspiration, with dramatic enhancement of all its surroundings. It will be a wonderful experience for all those who enter and leave Abu Dhabi, while they pass through the extensively shaped landscaped highway corridor, imprinting an ever-lasting memory about their drive along the stretch of the road of the Emerald Gateway.

In the center, one gets to see a giant artistically designed sculpture, inspired by the wings of falcon, which will be located inside the Sculpture Park. Resting on a reflecting pool, this will make an attractive gateway to the city during the day, while at night, it will be all lighted up to glow as two translucent forms. Their surging forms will be a mark of respect to the high achievements of the nation, and will celebrate the national pride of the City of Abu Dhabi. On the whole, the scheme is an integration of many landscaped features through numerous pedestrian links to adjoining communities.

The 88 Towers of the Emerald Gateway are located in two separate development districts; the Canal Park Neighbourhood and the Recreational Park Neighbourhood.

The Canal District, located along an existing water canal, will be developed with walkways and rich green spaces so as to form a Canal Park Neighbourhood for 42 tower plots along the edge of the canal. It will include numerous green gardens, restaurants and retails, terraces for ground level cafes, and a roundabout boardwalk. It stretches from the western edge of the Canal District to the eastern edge, ending with a fountain promenade that serves not only the tower residents, but also those in Al Maqta area.

The Recreational Park Neighbourhood, located along the Southern edge of the site, comprises 46 tower plots in a richly landscaped surrounding. The Park begins at the western edge, that includes two football field sized green areas and stretches to the east incorporating children's play areas, tennis courts, gardens and walkways.

The development also includes a Ceremonial Entrance with a Gateway Reflecting Pool, located along its western edge.

According to the Abu Dhabi Municipality officials, the development is likely to be one of the major public-private partnering developments ever launched by the Abu Dhabi Government. The Government will invest another billion ($242.4 million) for the landscaping and infrastructure services.

The Municipality and KEO officials have confirmed that a binding design and construction guideline will be issued to every plot owner to ensure the quality of design and construction, and their adherence to the master plan.

The CEO of KEO, Donna Sultan, the lead for creation of the Master Plan commented "Rather than looking at the site as the one filled with constraints, we foresaw a fantastic opportunity of putting together the master plan of the site, with its geographical prominence, being located between the City of Abu Dhabi and the airport, and came up with a world-class setting of the Emerald Gateway, which speaks about high national and community goals."

Nakheel to develop 4000 homes and villas in Al Furjan developments


Nakheel has announced its plans to build a cluster of 4000 homes in 'new Dubai', which will cover the same land area as in Palm Jumeirah.
The first stage of construction of the project, Al Furjan, is due to begin during the initial half of 2008. The handover of the terraced homes and villas will be complete by the year 2010. The completion date for the entire 560 hectare development has been scheduled towards 2013.

Experts are of the opinion that this project will address the immediate requirement of villas in the emirate. The Al Furjan development comprises three, five and six bedroom villas and smaller terraced homes. The unit price begins at a range of Dh.2 million, and higher.

The project will be sold in phases. The first phase will consist of 800 units or more, and house 3,000 people. The other phases will be launched later, with about 4000 homes and 5000 residential apartments in the mixed-retail units, and hotels.
The Al Furjan will be the largest villa community ever launched by Nakheel. The officials say that the company plans to create a family-oriented community. The master-plan comprises play areas, open space and pathways. Every community will have its own village center, with other amenities ranging from supermarkets and coffee-shops to restaurants, gym facilities and open spaces.

Dubai Properties launches 'Al Waha' Villas in Dubailand


Dubai Properties has announced the launch of 'Al Waha Villas' worth Dh.745million, which is a freehold Mediterranean style residential community, located at Dubailand.The project made its first appearance during the recent two-month long summer promotion at Harrods, the famous department store in London, where it generated sales worth Dh.150mn.

The project was also exhibited at the Ritz Hotel in Paris recently. The show was a part of the initiative by Dubai properties, to extend its reach and promote its signature project to international audience to gain investors interest in Dubai.

The project comprises of 260 townhouses that are built in Mediterranean style, with a luxurious enclave. The development is due for completion by 8 months towards the mid of 2008.

"The Al Waha villas will set a new benchmark in luxury accommodation. Designed with creativity, and quality in mind, the villas offer a unique lifestyle community with two, three and four bedroom villas, encompassed in lush greenery and landscape," said Mohamed Binbrek, the CEO of Dubai Properties.

The villas are a gated development comprising properties that range from 3,944 sq.ft. space for a four bedroom villa to 3,621 sq.ft. for a three bedroom, and 1,785 sq.ft. in size for a two bedroom villa. The development features a clubhouse and community swimming pool, while the villas are provided with balconies, terraces and one or two parking spaces.
